Welcome to Meadow Pointe I CDD

The Meadow Pointe Community Development District (“District”) is an independent local unit of special-purpose government created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.

A Community Development District (CDD) provides the "solution" to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents.

CDDs represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.

Summer Slide Hours

hello summerMay 24th is the last day of school for Pasco County. Starting May 25th, the slide will be open on the hour for a period of time between 10:00AM - 7:30PM. Please follow the rules posted at the slide.

Attention : Weekly Trash Pickup Reminders

 Please remember your trash cans will not be emptied if the Coastal trucks can not gain access to the road, due to ON STREET PARKING. Please do not park on the streets. Please refer to the guidelines for trash can placement located on the upper tab  - Coastal Waste & Recycling. If the arm of the truck can not reach the trash can, they will bypass your house. Please DO NOT throw paint cans into the trash cans. Coastal will not take your can. Paint needs to be disposed of at the Garbage Dump at 9626 Handcart Road, Dade City 33525. Thank you for your cooperation. 

Summer Splash Event

For MP1 Residents only - The Community Council will be hosting a Summer Splash event at the MP1 pool on Saturday, June 22nd from 11:00am - 1:00pm.  Free burgers, hot dogs, soda, chips, beach balls and rubber ducks. Entertainment will be provided by Music by DJ Nate. Stop by and have some food and fun !!

 MP1 CDD Reminder - Deed Restriction Declaration

Just a friendly reminder that residents are responsible for maintaining their property and to comply with the Deed Restrictions that have been implemented in the declarations.  Mail Box & Posts will need to comply with Declaration #18 of the MP1 Deed Restrictions which states: A standard mailbox approved by the Developer shall be installed and maintained on each lot within the Community, including the Property. In the event a mailbox is damaged or destroyed, it shall be repaired or replaced, so as to conform with such standard mailbox. Other Declarations that will be enforced are the following: Please ensure that trash cans are placed inside garage or around a fence so it is not in view (Declaration #10). During the summer months please be mindful that grass and weeds grow much quicker. Please ensure you mow, edge, weed, trim trees and bushes on a regular basis (Declaration #14). No stripped/junked vehicles, trailers, boats or recreational vehicles (camper/s) are allowed (Declaration #14, #17, #18, #19). Thank you for your cooperation.   

Please DO NOT fill out a Deed Violation Form for ON-STREET PARKING or NOISE VIOLATIONS. For these matters, contact Pasco County Non-Emergency at 727-847-8102.

If you need to find your deed declarations they can be found on our website under the Deed Restriction Tab. If you require additional assistance you can call our office at 813-973-1671. Also, if you request a copy of your deed restrictions you can do so via email at: MP1@meadowpointecdd.com. If you would like a copy of you deed restrictions you can receive a full printed copy for $5.00.
